I'm going to do my best and start writing little updates on listings and sales that I find interesting in the Greenwich real estate market. 89 Hendrie Ave - $895,000, 3bed, 2bath, 2,806 sqft, 0.35 acres This listing was brought to my attention by the one and only Frank Tedesco. I think this is one of the best buys in Greenwich right now for under $1m. Its not the size (2,806 sf), but the location. To own over 1/3 of an acre on Hendrie at under a million is great. This is true walking distance for kids to school all the way through middle. Riverside Elementary and Eastern Middle are right down the street.
14 Buckingham Lane - $1,350,000, 4 bed, 3.3 bath, 2967 sqft, 1.02 acres You're buying the land/location. This house was listed in 2006 for $1.9m, sold in 2007 for $1.25m and now after what looks like a fair bit of work is being sold for $1.35m. The owners tried to sell it in 2008 and 2009 for $1.65m with no luck. I think we're now in the real price range. I'm not sure it's a true land deal as building is relatively (to the cost of buying) extremely expensive, but for the low $1m range to live in true central Greenwich I think it could be a great buy.
627 Round Hill Road - $3,250,000, 4 bed, 3 ½ bath, 4219 sqft, 3.18 acres There have been a ton of interesting contemporary houses on the market over the past two years - 12 Ivanhoe comes to mind (sold for $1.3m a year ago). 627 Round Hill is obviously (Charles Gwathmey) done very well and it has the right address. I'm not too worried about the undersized lot unless you want 10,000 sqft.
331 Round Hill Road - $3,300,000, 4 bed, 4 ½ bath, 4537 sqft 4 acres I threw this up because I thought it was "interesting" (to me) as I have been driving by this house my entire life. It's on a great section of Round Hill (right in the middle), but sits close to the street and only has 4 bedrooms. I'm not sure the proximity to the street is a real issue as Round Hill doesn't get much night traffic, but wonder if you can squeeze another bedroom or two in. You have tons of FAR left over to expand. You won't find a true 4 acres in the middle of Round Hill for anything less than this.
