We have had some interesting real estate sales in Cos Cob, CT over the past month.
As you can see, these sales are well below the normal $2m average in Greenwich, CT. Greenwich as a town includes central Greenwich, Cos Cob, Riverside and Old Greenwich. Some of these areas are extremely expensive, but others are much more affordable.
Take 56 Orchard Street for an example. The house sold for $729,000. You'd think that for this price you wouldn't get much in Greenwich, but in fact you get a great home. The house sits on 1/3 of an acre, has 4 bedrooms and 4 full baths in over 2,100 sqft of space. Yes it could use some updating, but it doesn't need a complete overhaul. Many people would be able to live in the house as it currently sits just fine.
